What Saxony's New Luxury Apartments Say About Buying a Home There

A 362-unit apartment community broke ground on the shore of Saxony Lake in the spring of 2025. It is the most expensive project Silver Companies has ever built, and the Virginia-based developer has never put up a ground-up multifamily project anywhere else in central Indiana. The company's president, Spencer Silver, told the Indianapolis Business Journal he expects rents here to rank among the highest in Fishers and Noblesville, if not the highest outright.

That is a striking claim to make about a neighborhood where the homes already standing sell for a fairly ordinary price. Saxony's resale market has not been posting the kind of numbers that usually justify a developer betting nine figures on being the priciest address in town. So why is Silver Companies doing exactly that, and what does it tell someone shopping for a house three streets over?

The bet a national developer just made on Saxony

The project is called Silver Collection at Saxony, sitting at 13450 Dockside Drive just south of IU Health Fishers along the east shore of the manmade lake that gives the neighborhood its name. The community broke ground in March 2025, and it now holds a VIP grand-opening event September 15 through 17 this month, with the first residents beginning move-ins in November.

Silver declined to share exact rents ahead of the opening. IBJ's own comparison points to who Silver Collection would need to beat to reach the top of the market: The Mark at Fishers District, The Flats at Fishers Marketplace, and The Hamilton, three properties where some units already rent north of $3,000 a month. If Silver Collection lands where its president says it will, that puts a brand-new complex in Saxony at the top of a rent chart that previously belonged to buildings closer to the Nickel Plate District's amphitheater and restaurant strip, not out toward the lake.

That is a meaningful shift in where Fishers' most expensive rental square footage sits. It is also a shift that has nothing to do with what the houses around it are selling for.

What the resale market is actually doing on the same streets

Saxony homes sold for a median price of $385,000 in March 2026, up 6.2 percent from the year before. That is real appreciation, but the pace tells a calmer story than the price. Homes there were taking an average of 61 days to sell that month, up from 45 days the year before, and only seven homes changed hands. This is not a neighborhood where buyers are lining up around the block. It is a steady, unremarkable market by Fishers standards, the kind of pace where a well-priced offer still has room to negotiate rather than compete against six others.

Put those two facts side by side. A national developer is building the most expensive apartment community it has ever attempted, in a neighborhood where the median home takes two months to sell and appreciates in the mid-single digits. Developers do not usually make that bet on a neighborhood standing still. They make it on one they expect to be worth more in five years than the current comps suggest, and they are willing to be the first ones to prove it with rents rather than wait for resale prices to catch up on their own.

What your money buys across Fishers, neighborhood by neighborhood

Saxony's home prices only make sense next to the rest of the city, because Fishers is not one market with one number. A citywide median list price of $458,000 as of September 2026 is an average of neighborhoods that do not behave alike at all.

Saxony sits almost exactly in the middle of that range. It is not the entry-level end of Fishers and it is not the top of the market either. That middle position is part of why the Silver Collection bet is interesting. The developer is not opening its priciest property next to Gray Eagle, where home values already justify premium pricing. It is opening next to a neighborhood that, by the numbers, looks like the median version of Fishers.

Why the capital bet matters more than the median

A citywide median tells a buyer almost nothing about the block they are actually considering. It cannot, because it is smoothing over a $340,000 neighborhood and a $674,000 neighborhood into one number that describes neither. What tells you more is where the money is actually flowing right now, in the form of construction cranes and signed leases rather than aggregate statistics.

Silver Companies is not alone in scouting this corridor either. The company's leadership told IBJ they are already looking at additional sites across Hamilton and Boone counties, which suggests Saxony is being treated as a proof of concept rather than a one-off. When a developer builds its most expensive project in a spot other builders are also circling, that is a stronger signal about where value is headed than a single month of median-price data will ever give you.

What this means if you're looking at Saxony right now

If you are comparing Saxony against other Fishers neighborhoods, the 61-day average time on market as of March 2026 means you are not walking into a bidding war. There is room to negotiate on price and terms in a way there might not be in a faster-moving pocket of the city. That is worth taking advantage of before the neighborhood's profile changes.

At the same time, a $100 million capital commitment sitting a few blocks from the homes you are touring is not nothing. It tends to bring more walkable retail, more foot traffic, and eventually more resale demand once renters who like the area start looking to buy nearby instead of renewing a lease. Buying before that demand shows up in the comps is usually the better trade than buying after.

Will a new luxury apartment complex push up home prices in Saxony?

Nobody can predict resale prices with certainty, but the pattern is a familiar one. When rental rates in a specific pocket rise faster than the surrounding home values, it usually means renters are being asked to pay a premium for a location and amenities that resale prices have not yet reflected. Over time, that gap tends to close through some combination of rising home values and renters converting into buyers.

Is Saxony still a good value compared to other Fishers neighborhoods?

At a median around $410,000, Saxony sits below Avalon of Fishers and well below Gray Eagle, while offering direct lake access and proximity to IU Health Fishers and the Nickel Plate corridor. Whether that counts as good value depends on what you are optimizing for, but it is not the most expensive way to buy into that part of the city.

Should I consider renting at Silver Collection while I decide where to buy?

Some buyers use a lease as a way to live in a neighborhood before committing to it. If Silver's rent projections hold, that will be an expensive way to test-drive Saxony compared to nearby options, but it does put you inside the neighborhood during the exact window when its identity is shifting fastest.
